Manage all community-owned common areas
Perform weekly property inspections
Coordinate and inspect all community maintenance and repair visits
Supervise on-site personnel, if required
Prepare bid specifications for all contracted goods and services
Create bid comparison spreadsheets
Monitor the performance of vendors and contractors
Assist in rules and regulations enforcement
Enforce community CC&Rs, Rules & Regulations, and Architectural Design Guidelines
Obtain association insurance and oversee claims processing
Process architectural alteration requests
Maintain an architectural and rules violation tracking systems
Provide emergency on-call services, 24 hours a day/7 days each week
Provide an annual review of association operating procedures
